Letting Fees and Price Structure

Legislation requires all letting agents to be transparent about fees charged and their pricing structure.

Tenant Fees

Applicant for single occupancy - Referencing and Tenancy administration fee £200 including VAT

Two applicants for shared occupancy - Referencing and Tenancy administration fee £300 including VAT

Guarantors - if a guarantor is required, a charge of £100 inclusive of VAT will be chargeable†

Fees include:- Referencing, administration for transfer of utility accounts, share of costs for schedule of condition / inventory, share of tenancy agreement costs, advance payment for share of final inspection†

early departure fees: if a tenant vacates a property prior to the end of the fixed term he/she will be liable to pay the term's remaining rent until a new tenant is found. The tenant will also be liable to pay the landlord's set-up fee for the new tenancy if a new tenant is found within the fixed term period.

Landlord Fees

Introductory Only Service: 90% of first month's rent + VAT (equates to 108% inclusive of VAT

Full Management Service: set-up fee of £250.00 plus VAT then 10% + VAT of each month's rent (equates to £300.00 then 12% per month inclusive of VAT)

Rent Collection Service: set-up fee of £250.00 plus VAT† then 6% + VAT of each month's rent (equates to £300.00 then 7.2% per month inclusive of VAT)
